Tile roof repair, underlayment replacement and fire-rated roofing from a licensed roofer who knows Rancho Bernardo homes.
Rancho Bernardo homes have a look all their own: rolling hills, Spanish-style architecture and tile roofs as far as you can see. They also have roofing needs all their own. Most homes here are more than 35 years old, the community sits right up against wildfire country, and nearly every neighborhood has HOA rules about what goes on your roof.
Top Flight Roofing has repaired and replaced roofs across San Diego County since 2000 (CA License #1146267). Whether you need a leak fixed, new underlayment under your tile, or a full replacement that meets today's fire standards, we know what Rancho Bernardo roofs need.
Rancho Bernardo was planned from the start. Construction began in 1962 in Seven Oaks and the Greens, and by 1990 the community was fully built out with about 17,200 homes. That history shapes the roofs here:
Clay and concrete tiles can last 50 years or more, which is why so many Rancho Bernardo roofs still look fine from the street. The problem is what's under them. The underlayment beneath the tiles is the real waterproofing layer, and it wears out long before the tile does. When it fails, you get leaks even though the roof looks perfect.
If your roof hasn't been re-laid in 20 years or more, the underlayment may be near the end of its life. In many cases we can lift the existing tiles, replace the underlayment and flashing, and reinstall your tiles, replacing only the broken ones. You keep the look your HOA approved and pay far less than a full new roof.
Rancho Bernardo knows wildfire. In October 2007, the Witch Creek fire swept into the community and destroyed 365 homes. Federal fire researchers at NIST later studied one RB neighborhood, The Trails, home by home. Of the 245 homes inside the fire perimeter there, 74 were destroyed, and about two-thirds of those were ignited by wind-blown embers rather than the wall of flames.
Embers find the weak spots: open ends at the eaves and ridge of a tile roof, vents, and dry leaves in gutters and valleys. That's why your roof matters so much here:
Many Rancho Bernardo neighborhoods, including its 55+ communities, have HOA guidelines covering roof material, color and tile profile. Before any replacement, we pull together what your architectural committee needs to approve the project, including product specs and color samples, so approval doesn't hold up the job.
We also serve neighboring Poway and communities across San Diego County.

My tile roof looks fine. Why is it leaking? The tiles usually aren't the problem; the underlayment beneath them is. It wears out long before the tile, so a roof can look perfect and still leak.
Do I need a whole new roof or just new underlayment? Often just the underlayment. If your tiles are in good shape, we can reuse them and replace only what's worn out underneath.
Is my Rancho Bernardo home in a fire hazard zone? The state updated San Diego's fire hazard maps in 2025, and more homes near canyons and open space are now included. We check your address during your free inspection and tell you what it means for your roof.
Is my roof fire-rated? Most tile roofs are Class A, but open gaps at the eaves and ridge can still let embers in. An inspection will tell you where you stand.
Can better attic ventilation extend my roof's life? Yes. Rancho Bernardo summers are hot, and a poorly vented attic traps heat that bakes shingles and underlayment from below. Good ventilation also lowers cooling costs.
Can you help with HOA approval? Yes. We work from your HOA's approved materials and provide the specs and samples your architectural committee needs.
Do you offer free roof inspections in Rancho Bernardo? Yes. Inspections and estimates are free, with no obligation.
