Free, no-obligation roof inspections for homeowners, plus roof inspections and certifications for home sales and insurance across San Diego County.
Your roof is easy to ignore until it leaks. A professional roof inspection tells you exactly where it stands: what is working, what is wearing out, and what needs attention before it turns into water damage.
Top Flight Roofing has inspected, repaired and replaced roofs across San Diego County since 2000. We are a licensed roofing contractor (CA License #1146267), and inspections for homeowners are free with no obligation. You get a clear, honest report from a roofer, not a sales pitch.
Whether you are a homeowner planning ahead, a buyer in escrow, or an agent who needs a roof certification to close, we can help.
A Top Flight inspection covers the whole roofing system, not just the shingles or tiles you can see from the street. Our inspector checks the roof surface, the details where most leaks start, and the areas underneath that show early damage.
On the roof:
Around and under the roof:
After the inspection, we walk you through what we found, with photos, and tell you plainly what it means. If the roof is in good shape, we say so. If it needs a repair, we explain the fix and the cost. If it is near the end of its life, we tell you how long it realistically has left so you can plan a replacement on your schedule instead of in an emergency.
San Diego roofs age differently depending on where you live. Coastal homes deal with salt air that corrodes flashing and fasteners. Inland neighborhoods like Santee, El Cajon and Poway see intense summer heat and UV that dry out shingles and underlayment. Santa Ana winds can lift tiles and shingles anywhere in the county.
We recommend an inspection:
Catching a small problem early usually means a simple repair instead of replacing damaged decking, insulation or drywall later.
A roof certification is a licensed roofing contractor's written statement that a roof is in good working condition and expected to perform for a set period. Buyers, sellers, lenders and insurers use it to confirm the roof will not become a costly surprise. Whether a roof can be certified, and for how long, depends on its age and quality.
How it works:
For sellers: A pre-listing inspection lets you fix problems on your terms, before a buyer's inspector finds them and uses them to renegotiate. A certified roof is also a selling point in the listing.
For buyers: A certification gives you a licensed roofer's opinion of the roof you are about to own, not just a general home inspector's note to "have the roof evaluated."
For real estate agents: Deals stall when the roof comes up late in escrow. We can usually inspect the same day or the next, and we give you clear paperwork your lender and escrow officer can use. Roof inspections and quotes for real estate transactions are $325, and we credit the full $325 back if your client hires us for the repairs. Call us at 619-562-6453 to schedule.
Roof inspections for homeowners are free. There is no charge and no obligation to hire us for any work we recommend.
For comparison, many San Diego roofers charge for a standard inspection, often $150 to $250, and more for drone or infrared inspections. We keep ours free because an honest inspection is the best way to earn your trust for the work that follows.
Inspections for a home sale (for real estate agents, buyers or sellers) are $325. If you hire us for the repairs, we credit the full $325 back toward the work.
Roof certifications are quoted after the inspection, based on the roof's age and condition. If the roof needs repairs before it can be certified, you get a written quote first and decide how to proceed. Nothing is done without your approval.

We can usually get out the same day you call. If not, we will be there the next day. For active leaks and storm damage, we prioritize the visit so we can stop further damage fast.
We are based in Santee and inspect roofs throughout San Diego County, including Pacific Beach, La Jolla, Point Loma, Ocean Beach, Coronado, Carlsbad, Encinitas, Oceanside, Escondido, Poway, Rancho Bernardo, El Cajon, La Mesa, Chula Vista, Alpine and Ramona. See all the areas we serve.
From coastal condos to hillside homes inland, our team knows how San Diego's different climates affect asphalt shingle, tile, flat and metal roofs.
Is a home inspection the same as a roof inspection? No. A general home inspector looks at the whole house and often recommends a roofer evaluate the roof. A roof inspection is done by a licensed roofing contractor who checks the roof in detail and can certify it.
Do I need to be home for the inspection? Not always. We need access to the roof and, ideally, the attic. We will confirm the details when we schedule.
How long is a roof certification good for? It depends on the roof's age and condition. The certification states its exact term.
What if my roof fails the inspection? A roof does not really pass or fail. We tell you what needs fixing and what it costs. After the repairs, the roof can be certified.
Do you inspect tile, flat and metal roofs? Yes. We inspect asphalt shingle, concrete and clay tile, flat and low-slope, and metal roofs.
Will you pressure me to replace my roof? No. In many cases a repair is all that is needed, and we will tell you so.
